Introducing the
Riverbend Urban Village

The Riverbend Urban Village presents a rare 230,000+ sq ft commercial development opportunity in one of Northern Colorado’s fastest growing communities. This once-in-a-decade site is conveniently located within miles of nearly 9,000 planned new homes and is adjacent to the newly-developed Timnath Town Center municipal building. With 900 feet directly abutting the famed Poudre River, in this location lies an opportunity to become the headwaters to anchor the explosive development of Timnath. The Riverbend Urban Village site seeks an innovative development partner looking to capitalize on one of the Front Range’s most compelling tracts of land.

Possible Development Vision

As one of the only remaining commercial development tracts East of I-25 with direct access from Harmony Road and existing nearby developments providing municipal services and residential density – the Riverbend Urban Village is the final development site to anchor the new municipal, retail, and residential district in Northern Colorado.

In an area booming with residential growth but lacking in sit-down restaurants, community spaces, and more – the Riverbend Urban Village will be the anchor for Timnath residents and visitors to Northern Colorado for decades to come.

Riverfront and Trails

The Riverbend Urban Village sits adjacent to 900-feet along the prized Poudre River on what will become one of the longest concrete trails in Colorado. Supported by investments from Colorado Department of Transportation and a recent $2 million grant from the Great Outdoors Colorado organization, development will include completion of and improvements on the trail, as well as a tunnel to cross under Interstate 25.

Once complete, these 45 miles of contiguous trail will connect Fort Collins, Timnath, Windsor, and Greeley, running directly through the development site.
